As for tenants who intentionally break the rules and blatantly lie, there should be consequences.

The 401k has no taxable consequences in capital transactions.

I believe that the "sellers" know that the Plaintiff bears the burden of proof regarding deceptive trade practices.

Active trade or business income such as from flipping with a plan is subject to taxation known as UBIT - not necessarily a no-go, but something you want to understand thoroughly.

If you do use them, and a particular trade does a good job, get their info and then use them directly next time to cut out the middle man costs. 

I am not sure what you did at gulf stream but if you were in the skilled trades you should not have a problem finding a job.

I could tell people their investing isn't real investing because they have jobs that aren't in RE and are trading their dollars for time, not the other way around.Your way is one way and it's great that you are doing it.
