IRS will think you are just pocketing the money and you will get an audit.IRS Audits aren't random. 

The floor guy suggested me using luxury vinyl (I think also called SPC) for all these areas. 

But I think you will find that it does not work in many markets right now.

We are thinking that a Hipcamp would do very well because there aren't any good ones locally and we've already had success with short term rentals.The land is $125,000 and we don't have the financial ability to purchase it or do a down payment right now.

They say they feel unsafe because they think someone else is living there and the other tenant leaves late night about 3am climbs over the fence and gets into a car and comes back before sun cimes up.

There is also termite presence potentially since treatment was done and other issues that I am thinking will be around 8-10k. 

He simply wants out.I think the best approach is to let tenant B leave, even though tenant A and the conflict is going away on June 30.
