Hi Connor , I moved here a few months ago and I realized it hard finding any kind of deals.

Realizing that more funds are going to be needed on bigger deals I wanted know if there are many non bank lenders out there that do commercial bridge financing on vacant or nearly vacant properties and what points and rates might look like.I have tried to get traditional commercial bank financing with some of my small lenders that take the deal after its stabilized, but it seems to be an uphill struggle. 

By the time they realize that they have to sell its usually too late.

Hey Dagan, Biggest thing for me has been mindset and doing what people say: it all starts with one investor, one broker phone call, one post on BiggerPockets and you soon realize that you can explain to someone that real estate is an awesome investment, and you can explain to a broker that you are the real deal, and you can provide value on the BP forums.

I realized it was overpriced.

I speak to many folks who are interested in Wholesaling and Flipping only to realize that what they'd really like to do is buy & hold or invest passively as a silent partner.Best of luck to you moving forward!

I do realize the lender sets the rules, thats a given.

After realizing how dirty it was, the work my wife and I would have to put in to rent it out, and the seller's motivation, we offered 25k less than asking price.
