It's just part of the process

This is not to say this is the only successful method of real estate investing, but as I'm sure you're well aware, with current interest rates and overall market conditions, sourcing and acquiring LTR deals is difficult unless you're going off-market. 

Part of your learning process should be dedicated to running comps on properties.

That's the simple, proven method that leads to success.

I have other priorities that require me to put this rehabbing on the back burner, I am also at a good milestone in the process.  

On the other hand these are also where you might find your deepest buys so it really just depends on your personal strategy and buy box, many investors are having success in these areas. 

But since that is the choice you have made: I don't know what it is like in Pueblo; but in Mesa County where I live there is a person on staff that walks you through the process and the necessary paperwork that needs to be filed (they don't fill it out for you - just provide the steps).

If they do not leave by the move out deadline, can I start eviction process?
