I personally like investing near colleges because I like having a revolving student population for tenants. 

I love investing in houses for college students with the growth of USI, UE, and IU 

Most of my properties are in areas with young professionals, college students (commuters to UWM or Marquette students), and "hipsters."

Seemed like a scam and being a student I can't fork over thirty dollars every month for a meeting.

You might consider Niche or Specialized Housing like student housing.

Right now I'm a 4th yr dental student and over my career I want Buy and Hold RE to be one of my primary investment/retirement vehicles but I know that I can get there with leverage faster than by saving up all cash.  

I would be renting out the additional rooms, likely to students.

I am currently a college student seeking a degree in the medical field.

I'm wondering how the University impacts the rental market there especially since students are almost 1/10th of the cities population.
