Note that I am not even mentioning the problems that are starting to be cited by investors once a "wholesaler" gets involved in the deal, or with "Due on Sale" clauses, etc. 

So I actually lived out there starting end of 2020 and worked on this house starting in 2022.

What is decent rate for fix and flip who starting first deal.
