As a builder myself, I wouldn't mind it if the house isn't specific to you and is being built in a standard design plan that can easily appeal to other buyers.

I leased a building built in the 1800s and there were multiple deals that fell through because 1) the building was grandfathered in as non-ADA compliant, but the tenant could not run their business in a building without an elevator, 2) the building was grandfathered in to not need fire sprinklers (and Ownership didn't want to spend $100k+ to put them in), that crosses off a lot of large national tenants who have higher standards.

Generally, rates are not too far off standard residential, although in my experience finding 30 yr debt is harder, 20 is more common.You can work with commercial lenders with single family rentals and up.

If you are dealing with an addition built on 12" beams (or if the original foundation is old and not built to current standards), the repair company might not be able to push the piers down to refusal depth or psi due to the beam not taking the load, thus leveling it, but not guaranteeing it will not continue to move in the future, thus not providing warranty.9.
