Sounds like your position is that strong migration trends, limited housing supply, lots of companies in the area means house prices are unlikely to fall right?

You can either market them utilities included, or look at the expense of having a private sub-meter hooked up to the main supply of each unit.

I paid him 10% or rent per month (not rent received, which would have made more sense). and then I had to pay him to go to the properties, or to court, or to Lowe's to buy supplies (yeah, he billed me for his time to drive back and forth to Lowe's four times in one day).Having said all that, my units are all very close together.  

No, check your local builder's supply (Lowe's, Home Depo, Ace Hardware, even).

Lack of supply and low interest rates have created bidding wars everywhere.

I am just happy to be able to say the market was able to supply me with the market rate of 6.5% in time to close and I did not have to give this gentleman my business.I hope your email records can be used to clear up this mess.
