@Jason Hu in our OPINION, like many investors, you are going about this backwards.No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.An agent and a PMC should work together to find you great rental properties.

This makes a lot of sense, you are right a 0% skin in the game doesn’t look good to any lender.

If you’re like me and want a perspective that’s more than skin deep, then this is for you.My parents were average middle-class people and growing up, I did not have a “Rich Dad” mentor who would guide my financial education.

Keep in mind, most hard surface materials (slate, tile, metal...) really depends on the underlayment underneath them. 

They have more skin in the game then you do.Make sure you get clear title.

Surface, minerals, leasehold royalty and production.

I am not too sure if this is too large of a surface area to for wholesaling so I thought I could get your opinion on it.

Sand down the paint to remove any loose paint and make sure the surface is clean and dry.

I am leaning toward equity just to get momentum and skin in the game.  

Take the time to burn up the phones finding your lender. it will require many calls. and be very direct and to the point, asking them if they will allow a seller carry back on a commercial loan. be prepared that even if they do allow it, they will still want you to have a certain amount of skin in the game.
