Fourthly, have a contractor you can trust i used 5 contractors to get simple things done and i would not recommend any to you not worth the headache ( try here if you need one).

A simple title closing should be no more than 400-600 dollars.

I keep it simple for the Bay Area..........buy multifamilies that are vacant.

If it was that simple, people would intentionally do it to get a better interest rate and say "oops my mistake".

Or, if you want to keep it simple, ask him to lend the money to the partnership rather than making a capital contribution.
