Every once in a while I see things like this duplex in Fridley pop up.

I found an owner ready to get out of  the business and I'm currently negotiating a possible $75,000 deal for an occupied 4 unit building.I started putting the numbers together and was hoping to get some feedback on whether it looks like I have processed the numbers correctly and included all of the variables that should be considered.Please see the calculations below.Any and all feedback is welcomed.thanks,Mikey

Or do you use those cameras that require no direct wiring or computer but all you can do is to see the current state of your property without any recording. 

Ensure to see the home, do inspections, and continue to do more research on all angles of the deal. 

I see the structure on Google Maps and I stood in front of it and saw the house number listed on the home.  

I've heard you can go on different county places to see the listings before they show up on mass sites like Zillow and etc.

It helped me see things in a new light and be aware of potential dangers.
