In a 506(b) deal you are allowed to bring in up to 35 sophisticated investors that don't meet the accredited standard, and almost as many as you want accredited investors.  506(c) you can market offering, and need to take reasonable steps to verify they are indeed accredited.Reg A(+) you can market and raise from non-accredited, but more regulatory filings.I think there are a lot more accredited investors than you think.  

There is a hospital (First Health Moore Regional) near my location; I would think traveling nurses would want somewhere safe, quiet, and not too far away (easy drive) from the hospital they're working at.  

I think the site would be ideal for a 3- to 4-unit, build-to-rent townhouse development project.

I do estimates based on when I think major items will need to be replaced and how much they will cost and how big my portfolio is, etc.

Some make think my statement arrogant but it's experienced, and I think you get me Engelo.

I am thinking of using Calendar, however calendar invite popos up as a reminder on people's mobile, who then tend to quickly turn it off or ignore.

Being aware of the water is something I didn't think of.

I think that has leveled off with new inventory. 

Definitely not afraid of the work - just happy to have a path forward and to know that you think it's possible in the current environment.
