The reason being that it lowers your total OpEx and to show an inflated NOI and thus an inflated valuation to the market.It's relativity easy to identify and the easiest way to factor it into your own underwriting is to understand how much it will cost you or your PM to do turns/regular maintenance.

If it gets to closer to the end of the month and you havent sealed the deal then yes, try a promotional offer off the 1st month rent or security deposit.

As has been stated on these forums regularly, the seller also benefits greatly given the consistent return of the note and at a much higher rate than one would receive from a bank and with less volatility than would be experienced in the stock market.In my uneducated opinion syndication offers higher potential for return whereas seller financing offers more financial flexibility.
