The value of gold doesn't really change much, just the amount of dollars it takes to own some which is more a reflection of the value of the currency than the value of the gold. 

We know our zestimates are off by as much as 30% from what appraised house values reflect".  30%!!!

I have 3 residential loans and 18 commercial loans and I still make sure my taxes reflect a profit.

The unfortunate math that most forget to calculate... those construction costs that @Marcus Auerbach reflect renovation work too;  just becuase your unit rents for under $1 / sq ft doesn't mean your paint, carpet or finishes cost any less.

But I would never put a price on the repairs or provide the ARV.I think the frustration we see in these threads is the mistaken idea that wholesalers should be offering discounts that aren't reflected in the rest of the biz.  

The issue that they have is that there credit is horrible and they filed for bankruptcy chapter 13 and it obviously reflects on their credit even though they did not go all the way through with it and ended up paying off some of their debits.

None of that reflects in the numbers I shared, though, so that is why I said it looks good.
