Becoming an agent here is very challenging because everyone and their grandmother has a real estate license.I bought property here when I felt there was still money to be made and am now looking to take my gains and run somewhere else because my cap rate is rapidly eroding due to the sky-high expenses here.I'm also looking for the best areas to invest outside of FL, because it's hard to make money here and dealing with hurricanes is no fun!

Rapid loan pay down can be an effective strategy to grow your portfolio quickly as long as you continue to refinance to purchase additional properties.Bottom line, I think either strategy can work as long as it aligns to your investment goals and is something that works for you AND your partner!

I am still going to look for deals in Denver, but I think I may branch out to other areas as well where the market isn't surging up so rapidly and there is more inventory and more houses that just generally need to be fixed up that are harder to sell.That's awesome that you got a rehab done and sold so quickly!
