@Scott HormanThe IRA may not loan to an LLC you own 100% of, this is prohibited as you are a disqualified person to your IRA.It does change if their are multiple members.

Unfortunately, in some areas there are municipal utilities where the municipality prohibits the utilities from being in a tenant's name; when that is the case, you build a projected amount into the rent (so that the tenant is in a way paying it) and you can then state that tenant is responsible for paying landlord any billed amount in excess of the "allowance" amount you built into the rent.
