I am looking to invest just in NC, currently do not have the resources or network to extend out of the state right now

I am new and just looking to network with other like minded folks. 

It could be perceived as a professional taking advantage of naive sellers.

Consider factors such as the property price and financing, income and expenses, cash flow and return on investment (ROI), market trends and demand, future appreciation and exit strategy, and seek professional guidance.

This site is great for networking and getting a ton of real estate information.

I reside and work in Florida and have an extensive network in New York in which I will be referring real estate deals to a broker up there, but I just want to make sure that we are following the rules regarding referral fees.

I call the professionals I need directly and skip the middle man.

So far I have been impressed with their professionalism and  the systems they have in place.
