You then have 60 days to put those funds back in the IRA or into a new IRA or other qualified retirement plan.The old interpretation was that you could do this one per 12 months per source account.The new restrictions limit you to one such transaction per 12 months, period.This does not impact your ability to move funds from one IRA or 401k to another on a direct, trustee-to-trustee basis.

The rate you charge can be anywhere from 6-15% ( or  lower or higher as agreed on by both parties ) but if it were me I would ask for a rate of 10% or higher as that doesn't really impact the profitability of the borrower because the loan is fairly small.

Welcome to BP @Edward Ross.Interesting story for sure and it is always cool hearing how landlords develop a mutual respect between themselves and their tenants.I think these type of gestures can work with higher priced rentals like you have, do you find that your kind gestures have any direct impact on tenants staying longer in your rentals?

Essentially, tenant is trying to bend the rules of your lease.If it's costing you money, whether direct as in higher utility bills or indirect as in wear and tear or impact or tenants in other units, it's a problem.If it's just because it bothers you, that's another.
