Hey Jeff thanks for the tips, although I am from spring, I actually live in the river oaks area now but yes you are right, my rentals are in the greenspoint area, not 77073 but right next to it.

I found a home for sell in a secluded area of Sherman Oaks, California ( southern Cal )with breath taking Views.

The paint was chipping off of the wood siding,  the roof has a couple shingles missing, the fuse (not breaker) box had pieces of wire that had been poorly installed to add exterior outlets to the house, ugly old carpet, peeling linoleum, dated kitchen, etc.... then we find out the lot comes with 2 houses.

We might have to chip in a 1-2 thousand to close a deal.Other rentals: Two positive cashflowing properties.

Of course, compared to San Mateo, (or almost anywhere else in the Bay Area), I imagine it looks pretty good.If you're interested in Folsom, I would recommend looking in Orangevale, Fair Oaks and Gold River as well, (all are Sacramento county and are very close to Folsom).  

Chipping away at their purchasing power might prevent them from buying in the near future.
