As I started to dig into some research I noticed that in fairly affluent areas here in California and in select states that I’m looking (Florida and Arizona) are showing a significant amount of pre-foreclosure homes.

Only problem is since its a non-payment eviction, he was able to pay all his dues and my court fees right on the spot, so i had to accept it seems.. so i will have to evict him another way, most likely a 30 day notice to quit so his lease gets terminated end of May, and he again doesnt pay file another eviction for may.Not a good experience overall, court filings, actions take weeks.

hi guys, for the investors in Canada I noticed that the rental calculators do not consider 1) tax on rental income and 2) financing costs for HELOC (Home Equity Line of Credit) even if they are tax deductible ?

I had my realtor run the comps based on similar homes that sold with the added sqft and bathroom and noticed that they were sold for significantly more which is why I am intrigued to purchase this home.

But one thing I noticed more then anything as I am still young and that of younger a acquaintance is that they have tendencies that they aren’t remotely aware of.

If they're month-to-month then you just need to give them 30 days (or whatever your state/local laws require) notice of the rent increase, however seeing as the current owner has not increased rent and you're the "new guy" coming in, don't be surprised if the increases are met with anger/hostility.
