You can't build a buyer's list before you have any properties because you have no value, which is why, as others have said, you need to build relationships within your REI community online and offline.

But the relationship between zdeposit and bank is partnership, not ownership.

I use Active Campaign for this, but there are many options.From my experience talking on the phone or even meeting brokers in person is the best way to build relationships.

Go to in-person and Zoom meetups and focus on building relationships.

Try to foster relationships with veteran associations, battered women groups, etc..

If not try to reach out to banks in the area and mention you will start a banking relationship 

@Brandon Boyce - Local Facebook real estate investor groups, by attending local RE meetups, direct mailing campaigns, paying a VA to cold call, word of mouth by telling everyone you're a real estate investor, maintaining solid relationships with sellers (I've had an off market property sourced to me from a seller of a property I bought), developing relationships w/ wholesalers and investor focused agents who have "pocket listings". 

I would love to connect with people in the Eugene area to make relationships and learn as much as I can!

Eventually, I ended my relationship with the management company and rented the property out on my own.

Building a relationship with a "smaller" syndicator shop may be the best move.
