I've left detailed feedback on how this format is essentially unusable the last three times it was attempted to be launched.

I get that they organize it all and it is newly rehabbed, however you’ll pay 5k organization fee, 6% closing costs, 2500 PM fee for tenant placement, etc.

From my experience running rental comps, there is not a noticeable difference in the price of new construction vs newly renovated.
