Michael, in my experience, and I think you'll hear and read this from the majority of investors, the key is getting into a network of people that you trust and can work with you to help you take steps and be successful.I am, by nature, a deep dive research, analysis, and due diligence person.

Hey BP members, My wife and I are diving into this world of Real Estate investing (single/multi-fam or house hack) and we are studying and cramming as much information as we can and naturally we have a few questions.

I only sell to businesses and require an occupancy affidavit to further document the commercial nature of the transaction.  

Business partners are exempt lender/borrowers or where you have a small enterprise (usually 3 or fewer parties) with a common business goal.This can be tricky for a lender when they create an obligation to a business entity or Trust, as all natural persons involved should be known, however a private lender may lend to one other party who is unknown to them when the know party introduces that unknown party and those parties have a relationship. 

The beautiful thing about cash value is that it can provide about 2 to 3 times the income of the same amount of money in a traditional retirement account.

My wife made it a beautiful home, added a hot tub, updated the HVAC, repaired the boathouse, remodeled the Master bathroom & several other items like emergency generator connection.

My middle son just made me a grandma with a beautiful little girl.

My wife is a petite, beautiful brunette that is soft spoken and sweet.

I bet it is beautiful in Utah right now!

I didn`t bother to try and bomb the property(as soon as I saw it, I wrote it off as a viable residence) In general, upstate SC is beautiful, and both the climate and economy are superior to much of the rest of the country - there is a lot to like about the area; jobs galore and the perfect "sweet spot" of nearly ideal climate and low taxes/cost of living, coupled with a booming economy and (still-rising) housing market, so I don`t sweat this crappy/demolition-ready mobile Anyway....I`m back off to NY tomorrow morning, so this whole thing has been a learning experience for me :groovy: , and I just wanted to share :wink: RE investing,....it`s not just a job, it`s an adventure :lol:
