What I’m looking at now is using the HELOC for a down payment and getting a conventional loan, just need to get someone to bite on an offer that’s low enough for me to at least break even month to month. 

While right now only 2/4 units are occupied, there is still money coming in every month instead of having to foot the mortgage by myself completely.

The free option is good enough for tracking basic payments and expenses, but paid service makes digital leases and advertising very simple. 

I have about $100K saved up and am able to save $4k/month.

Unless you're paying cash, your monthly motgage payments are going to be so high that it will take a big hit on your Profit and ROI, right?
