Thesale comps are helpful establish the market trends and determine what similar unit-mix properties are trading for per square foot, per unit and by yield.

We do have corporation set up so not sure if using a personal loan works since the corporation although it was established in 2003 it was under a different type of trade and does not have credit.

If it's too cheap, you are probably spending a lot to rehab the house and it's probably in a depressed area (not necessarily warzone) and not going to appreciate rapidly.  

Sounds like you do not have any established relationships with any of these professionals either.

I know I have a lot to learn and am looking for as much direction and info that I can get.

Find an issuer using the issuer's exemption who can establish a pre-existing, substantive relationship with the investor prior to an offering.
