Correct Jeff, in transactional funding scenarios, where the funder will fund the A-B side, they require the B-C side contarcted and in place, usually with the same escrow company with specific escrow instructions not to release their funds until the B-C is reaady to close.

Its hard to explain the flow of the instructions of the course but imagine as if they're leaving out some pretty pertinent information as if setting you up to believe that your straight up standard 'transaction' is the only way to the pearly white gates.

This notice will instruct them to pay their owed rent by a certain date and if they don't they could face eviction.Once served, the people who have the money and are just screwing with you will pay up and get current in most cases and the people who can't pay because they have no money won't come current and at that point you need to go forward with an eviction.
