After intense negotiations that felt like arguments, I was able to get the homes under contract for $17,800 total (read a few books on negotiations, I impressed myself with this one haha).

My first impression/guess would be that it has always been wired that way and you are just now finding it out because it wasn’t rented before.

a few of those are pretty impressive numbers for 2017 and 2018 here in okc. 

I paid $960k for a 5 bedroom 3 bathroom ~5,000 SF home (dated) on a gorgeous 2 acres including gorgeous grounds, a quick walk to the nearest Festival entrance, and 40 or so minutes to Palm Springs.After $280k or so in remodeling the home (including adding 4 additional bathrooms), and $30k or so on enlarging the pool and improving the already impressive grounds (plus perhaps $30k in furnishings), we are grossing more then $400k a year in gross vacation rents. 

I am impressed with your first deal.

Anyway, again, this is my experience so far in 5 months, but I've been very impressed and happy with it so far.
