I agree with you that investors can’t handle volatility-but that’s not a RE Investor thing, that’s a human psyche thing.

I stay off the media as much as humanly possible so the narrative doesn’t really effect me.my STR is also my vacation home, and it caters to family’s and couple that want an intimate mountain getaway.

I treat them like human beings.

A conservative maximum in my opinion if 100K is you're careful with your contractors and get a good deal from a dealer for a new one.I personally would never use a double wide for a rental unless it's used and I get it for a very very low price - they cost more to buy, move, etc and there are not significant rental premiums for them to justify the added cost in my opinion.

When they started the lease, they appeared to be reasonable, decent human beings.... and it puzzled me that they could change to be different people.

I've already had a few tenants try to claim that there was mold when they moved in, and I've had to point them to the mold addendum which they signed, agreeing there wasn't mold and any mold that occurs is the fault of the tenant.Also, "Only human effluent shall be put down toilets, no personal hygiene products.

nothing takes pee out of carpet because probably not in it but in padding and subfloor, when you do pull up you will see, may be able to pull up a corner to check, I bleach floor underneath first before sealing because of bacteria, then install vinyl without seams or will seep again or waterproof surface,  no pets is not always the solutions as you should see what damage including urine humans of all ages could do, at least with pets easier to collect for damages
