Hey BP,I found  Gazebo on a house I'm hoping to flip, but maybe rent.  

As an example, let's say the person is about to go to foreclosure because they got behind in their payments due to a job loss for 4 months, but have now found employment, but can't get the back payments caught up.  

Anything can be in a lease but doesn't mean that all of that specific language, some of it, or none of it will be found enforce able by a court of law with a judge.    

Owner has owned these for a long time and is looking to retire- this deal was found "off market". 

I was curious, but I could only find one Shawn Carter in LA county that owns real estate, and I don't think the guy I found was Jay-Z.

Account Closed, there are tons of sources for this.First, I would listen to BP Podcast # 229 with Zeona McIntyre (if you have not already), she speaks to her success with short term rentals, and discusses how she found her properties.Next, I know of two sources that I use for research:1. 

Wall wash with TSP prior to painting if possible,, if the ceilings are flat (not popcorn) wash also, a sponge mop with a towel over it works great and fast..2 buckets one wash one rinse.you wash everything,, doors, trim, floors, cabinets, light fixtures, all windows glass and tracks.Bleach is ok to use but I've found that TSP is best thing to actually REMOVE the nicotine,, you'll be shocked when you see how well it works. 2 Prime, Kilz primer to seal anything your going to paint.3 Remove all blinds, throw them away the plastic retains the odor and they'll be gross anyway.4 Air Ducts if you can reach inside wash out.. then spray Kilz in them as far as you can reach with the system off.  

There's no "right" or "wrong" answer to this and I'm glad to hear of Jonathan's story because it sounds like it has potential and he liked school and it doesn't sound like he's coping like the others.To me, I found some of the worst people ever at college, and I went to a fairly big one here in Florida.
