To stipulate that there will be no standard contract contingencies or feasibility periods is extremely odd.

I am looking for comments on feasibility of this scenario n today's note market.

I'm not sure how feasible this is....but I was thinking of using hard money so that I could make a "cash" offer to help give me leverage in the bidding negotiations.

Obviously, there are downsides to that, but it’s not feasible for me to fly out every time I want to buy a property, esp. given it’s only $20/$25K down up front. 

So although putting 20% down on a SFH or maybe a duplex or whatever would probably be feasible, I'd rather get a small portfolio or MF purchase.

Making a feasibility study sheet has been very educational as so many questions are raised .

Due to the seller living several hours away in Canada closing in the same location is not really feasible.

Most average cities don't know what the hell they are doing or saying because they don't see ADUs except for 5x a year and simply deny them.My tour and research of a company called US Modular in California has the GC getting the feasibility study done for $3500 (used as a credit towards the build but is a fee if you don't move forward with build). 

Your theory about the due on sale clauses is interesting but would only be feasible for mortgages that are held by one lender.

How feasible is that?
