I'm not sure how feasible this is....but I was thinking of using hard money so that I could make a "cash" offer to help give me leverage in the bidding negotiations.

Obviously, there are downsides to that, but it’s not feasible for me to fly out every time I want to buy a property, esp. given it’s only $20/$25K down up front.

So although putting 20% down on a SFH or maybe a duplex or whatever would probably be feasible, I'd rather get a small portfolio or MF purchase.

Most average cities don't know what the hell they are doing or saying because they don't see ADUs except for 5x a year and simply deny them.My tour and research of a company called US Modular in California has the GC getting the feasibility study done for $3500 (used as a credit towards the build but is a fee if you don't move forward with build).
