The last thing I would want for you is unexpected expenses on top of credit card debt. 

There are a couple of suggestions that come on top of my head for you.1.

To sell for top dollar I think they need replacing.

Yes, even after quadrupling the expenses, it is still a fantastic deal, and yes, it is math.

After you get all the water out of the house, your top priority will be drying everything out quickly. 

. :)  @Wayne Brooks  Wayne not sure if you have seen the new set ups called TOP GOLF  those are quite brilliant set ups.. and springing up in every major market.. 

Unfortunately, marketing is not really the top skill to be great at locating good properties, buying them properly, renovating them to at or above retail standards eliminating deferred maintenance and then acquiring quality, long-term residents and managing them properly.
