I've been told by lenders that you can qualify for another mortgage after 9 months with a legit excuse (moving closer to work, bigger house for the family, cheaper house to lower bills, etc.).  

Why ,  most people trying to flip a house are hoping for a big payday when done , but if they dont run their numbers right and run over , they are making excuses on payments .  

They can still do "creative" but they have more liability and it isn't worth it.4) You can take the courses anyway, for the knowledge, but not take the license.5) You would be new and once you've hung your license with a Broker, you have to clear every transaction with them and they would be wondering why you aren't doing things that puts money in their pockets.6) Getting a license is just an excuse so you don't have to start looking for investment properties.

Many use that as an excuse not to do anything else.

Once we receive that, the new deed will be sent to seller for execution.A two and a half week delay isn't all that bad in and of itself, but does their excuse sound legitimate?

"Our program says so" is a lousy excuse.  

Valerie -The accepted offer issue is fine - because you will be making sure that you have a very strong inspection contingency in your offer that will give you plenty of time and excuse to bail if for any reason you see something you don't like in the other units.  

I really don’t pay per day, some excuse their day is done because they need to wait curing, if something like that, i feel cheated, i can’t pay 350/day and they can hit 2 jobs.

If it is silent, then thats a good excuse to end his tenancy and offer him a new one that specifically says NO PETS and whatever you else you want (like NO SMOKING etc) so he understands what is expected.Also review with the Seller if there are any deposits like last months rent and security.

If you can do it and make the commute to Manhattan, and I was able to do it making the commute to LA, I'm pretty sure that no one in between us can use the old "but that doesn't work in my market" excuse!
