I've been told by lenders that you can qualify for another mortgage after 9 months with a legit excuse (moving closer to work, bigger house for the family, cheaper house to lower bills, etc.).

They can still do "creative" but they have more liability and it isn't worth it.4) You can take the courses anyway, for the knowledge, but not take the license.5) You would be new and once you've hung your license with a Broker, you have to clear every transaction with them and they would be wondering why you aren't doing things that puts money in their pockets.6) Getting a license is just an excuse so you don't have to start looking for investment properties.

If it is silent, then thats a good excuse to end his tenancy and offer him a new one that specifically says NO PETS and whatever you else you want (like NO SMOKING etc) so he understands what is expected.Also review with the Seller if there are any deposits like last months rent and security.

If you can do it and make the commute to Manhattan, and I was able to do it making the commute to LA, I'm pretty sure that no one in between us can use the old "but that doesn't work in my market" excuse!
