I am in a similar situation so I know how you must feel.One book that's been tremendously helpful for me to start things off and understand what I was getting into is "Long-distance Real Estate Investing" by David Greene, which I'm sure you've heard of/read by now.Let me know if you'd like to connect and discuss progress.

I am by no means staying this to discourage, just saying that you have more options to progress to outside of house hacking, and to explore how you can grow your investment portfolio in a passive and/or active way.

I am currently redoing my website and having my financials evaluated by a local CFO firm.

Many financials to evaluate, especially difficult when replacement properties are abstract and haven't been identified yet.

My expertise is not being a data scientist, but I think it's helpful when evaluating new deals or asset management strategies as we all move through this together. 

The challenge for those has always been the difficulty in doing proper due diligence for these properties so you almost have to calculate the extra risk for surprises when evaluating I think.

I thought it will be a good time to re-evaluate my set up on my vacation rental place.

I would love some practice learning markets and practicing evaluating deals, I’m still super new to all this, but my goal is just to learn everything I can while I’m saving for my first property.Any words of wisdom would be greatly appreciated!
