Big talk like that has happened in every election because there's no such thing as a bad tax - as long as someone else is paying for it. 

Although this is hunger, he meant in a wider term, such as a car for high school, new shoes, not having to worry whether you could pay for the next semester of college, having just a grey and a brown suit for your first white collar job.Most of my posts, I always start or end with "Start Small and make your Big Mistakes early".I think this might be why I haven't heard from these folks. 

We as Americans are fortunate to live in a political system where individuals fight for their priorities, fight to elect those who will enact them, etc. etc. etc.

There are many times in life when people are involved in a high-stakes venture and although they might be able to do things themselves, they elect to use an expert. 

Given the current pandemic situation and pending election, Im looking for suggestions on whether others would sell or just do a cash out refi and purchase 2 new (1 net new) rental.

I meant as a CA resident you are still liable to CA cap gain tax despite the property being in NV.

My units are the best on the block, problems handled in 24 hours and my occupancy rate is 100% last 5 years, unless I elect to do significant upgrades to the unit I am fully occupied.  

If you don't end up getting it, it wasn't meant to be and that means more time to focus on the next deal.
