.- Normal sliding closet door in Master Bedroom.- Electric Appliance, only water heater is gas.- Garage is attach to the house, but you have to walk out the side door and get in the house via front door.I could flip or rent, if I rent, I would get 9.5% Cash on Cash return, not including vacancies & repairs.

I have already scouted the area I am moving too and there are 6-10 profiting buildings and 2 big ones (300-400/door fourplex).Just wondering if anyone had insight on overcoming this.

The one thing no property manager I've used does that I wish they would is take the time to walk the property like the owner would every once in a while -- find the maintenance items the tenant never complains about like the back door frame needs painting before it rots or vinyl floor starting to curl by the cabinet and could use some caulk before it's ruined or fence pickets loosening.
