Did you target a location and find a contracting company first to be prepared before hunting for deals?

Make certain with your underwriting of the deal that your new property cash flows any loan used to purchase it.

I don't find any of them to be a big deal.  

I'm looking for the a platform similar to this, where I can get daily leads, and a deal where every time I close on a property the lead company would take a portion of the wholesale fee.

I was originally planning to put all my monthly returns to pay down the HELOC as quickly as possible so that I can get into the next property but am worried about how to deal with paying the taxes if I don't allocate any of the returns to the side.

I have noticed, the more business I bring a lender, the more flexibility in guidelines, rate, and terms I get which results in better deals for my clients. 

Been trying multiple sites or softwares like dealio, crexi, zillow  in finding the best deals.

Hello BP, I have been looking for 6 weeks now as a cash buyer to do my first BRRRR deal.

That should be the analysis you do in order to get comfortable with the deal.

Cash flow isn't what it used to be in Oklahoma City but there are still good deals here and there.
