Also, I have read a couple of books on apartment syndication I joined the Michael Blank mastermind and have listened to about 200 podcasts on apartment buying and syndication so I do have a pretty good idea on what I should be doing so I'm not just shooting in the dark, I'm just trying to get referrals and outside of the box ideas on how to find a good broker.

I dunno if my skin's thick enough to dip into C & D neighborhoods, but perhaps if I want better returns, that's where I'd get them. 

But to add a little more color here, because I'll be investing out of state, and with it being my first investment, I am willing to give up some cash flow for a "safer" neighborhood/deal - I'm attempting to simply "get on base" as opposed to "hit a home run" in my first at bat.I have identified Denver as a market I'm interested in based on long-term macro economic factors, so while I recognize that it's already pretty expensive, my time-horizon is 20-30 years, which should still yield good investments. 

She's already made $25k in PITI payments since we originated the contract in 2018...so clearly she has skin in the game and incentive to honor the contract through maturity.

They have more skin in the game then you do.Make sure you get clear title.

Many MF Syndication deal is also not in favour of Investor (eg: skin of the game/waterfall/fees etc).

You need to understand the trends in Fl and the specific market you're looking at there, colors, finishes, features etc.
