The agents both get paid by splitting the commission that the seller has agreed to when the listing contract was drawn up.Yes, it's true that there are some instances when, by being self-represented, you can get the seller and the listing agent to agree to drop the price by the equivalent of the buyer broker's part of the commission.

check out institute online - they have a great online program for getting your Illinois license.You only need a license if you want to make a commission buying property or selling.

For the remaining balance of the 401K loan I plan to use some of the rental income (should I get the property) and commissions from my sales in real estate. 401K loans are not counted against debt to income with my lender.

Realtors are selling at top dollar, their commission is based on that top dollar, so they are selling at retail.
