Smart to keep the tub in the larger unit as a family will likely rent that unit and may have small children that will need the tub.

It’s definitely emotional when there are children at home that depend on you.

You are directly threatening her childrens well being. 

There are vehicles, furniture, personal effects, etc..  

Tenant said he saw a cockroach in the house and he's phobic, so he sent an email telling me that he had left the house, didn't take the keys or the furnitures with him.

I have a 10x20 garage rented to a guy that is storing personal property:  tools, furniture, books, clothing, etc. 

Skimp on buying new appliances and new furniture. 

These included HVAC, roof, fire alarm and security system, cost of beds, furniture and appliances. 

Most of our rentals are the standard long-term type, but we are looking at renting out our primary residence when we hit the road for some travels and would like to keep the furniture, etc in place. 

I mentioned there are tricks within llc’s to more efficiently transfer to children... but I was just asking if there are techniques beyond just doing a standard purchase that may benefit since this has the special case of being in family.
