Our systems are just about rock-solid (some lingering P&L clean up, could use a better GC/Handy-person on call) and our occupancy should be taken care of through this weekend's showings.

They will attract better tenants that will take care of the property.

Since I have new tenants moving in the following day, I wanted to get a cleaning crew through there and take care of some really minor repairs.

It's one of those types of deals that turn into a can of worms if you aren't careful.

My house was built in 1879 and I think with old houses you really have to check out the electric carefully, if it was upgraded in the 1960's, you'll need to have that checked.

Hello, I am a real estate agent in San Diego, I help a lot of investors with 1031's and it was recently brought to my attention that DST's and TIC's qualify for 1031 exchanges and I was curious to see if anyone had any insight as to how vet a good DST or TIC. 

I left the industry to take care of my 1st daughter full time.

(i will be assuming the lease from current seller)- Any other advice or items I should be careful about in this situation of acquiring tenants along with the property.
