Unfortunately the weather in VA did not allow for much more outside this week.All set to hang cabinets and lay tile in APT 77 until we realized that the mold in shared wall between the kitchen and bathroom was more than we could let slide, the dry wall however dry was barely wall and there were a multitude of bad patches from plumbing weeks of old.

Market rent is around $1400+ and I was hoping to get at least $1300 or so.But if we do the numbers with PM team taking the 50% of first month and easy carpet cleaning and other turn over costs even without light rehab(cabinet painting and fix any safety issues), the $1250 may still win.

The problem is most-likely not a cat urine smell as much as it is cat dander not only on walls and floors, but inside walls, inside the furnace, any type of ducting, underneath the house if is on a raised foundation, in and on light fixtures, in window sills, inside cabinets, underneath cabinets, inside appliance, inside light switches and every place where air can move it.My company specializes in getting rid of odors that are difficult to get rid of.

I also had some issues of paints mixed at the same store not being the same.I purchased some cabinet paint from Sherwin Williams and ended up chatting with the SW sales rep and learned that they (and I'm sure most other non-big-box paint companies) have paints made especially for our context (high in durability, blending, and washability) and I've been using SuperPaint on my last few turnovers with good results.

PITI: $1285.00 (About $1000 less than I used to pay as rent in this house)Lender appraisal: $235k (May 2020)Cashflow: $665 after paying ALL expenses including HOA, utilities, and cleaning crew (Before the pandemic I was cash flowing about $1k even paying $2100 in rent)After I bought the house I spent about $3k on the house and did all the work myselfFresh paint inside, renovated/painted installed fixtures on bathroom vanities and kitchen cabinets, they look as brand new right now, replaced some other fixtures in the house, and more.All comps inside the resort are selling for about $250k right now.I'm looking forward to buying a house in Baltimore this year or beginning 2021 and I can lock my rates at 2.8%Do you guys think it's a good idea to refinance to take advantage of lower rates since the comps are good and most likely I think the appraisal will get a little higher due to the Improvements in the property as well?
