Unless there is a lot of profit in the deal it may or may not be worth your time since you also have to find a buyer on the back end.

That's definitely more of what I'm looking for as a first time buyer, lower purchase price for a decent house and make rental income from it. 

Hi everyone I'm a newbie investor in the West Virginia Morgantown Clarksburg Fairmont area and I'm having trouble finding a title company or  Real estate attorney that is investor friendly I've called other wholesalers and tried to find local REI meetings but none of that's worked I want them to look over my contracts before I start having buyers and sellers sign them.

You need a contract signed by the buyer and all current owners... also referred to as a Purchase and Sale Agreement or PSA. 

Did it reach the market price or the buyer was pushing hard for every penny?
