Checking Yelp is a good way to tell if you have a good property manager some managers are really bad and seem nice in person to landlords but are awful at attracting/retaining paying tenants.

It would no doubt fetch what we are asking if we chose to market it to the public, but I’ve also got to consider vacancy, marketing, etc if we don’t place these applicants.I don’t mind making a small concession to keep them attracted, but would would you recommend to keep them on the hook?

I would have never thought about getting into buying a car wash, but what attracts me to this situation is that he really knows the ins and outs of mechanically making sure these things run well, and he also can walk in and tell immediately whether the equipment is in good shape/ has been maintainted.

These buyer's are not the general public, they're savvy investors, and understand that when you email them about a CONTRACT that you're selling the contract and not the property.You can however use public advertising to attract buyer's to your list without advertising a specific property if you wish.
