Since I'm hiring them - shouldn't they insure me against their errors?

.$7500/120=$62.50 per hourMy 3rd flip I hired a contractor I can trust and that I don't have to baby sit...I really only go over to the house 3 times a week for about 30 minutes...I have had to make 4 runs to Lowes to buy bulk orders, but that has been about it...we should make around $25k on this house and I bet I will have 60 hours in management time...$12,500/60=$200 per hour...

Also if I buy in Texas and I leave eventually I'll have to hire a management company to handle everything because of lack of connections down here-won't I lose a ton of NOI being "hands off" ?

Give an ultimatum to repair by a date and if not done, hire your own window repair crew and bill the tenant?

As Josh pointed out, I started investing about two years ago while I was an active duty Air Force Officer.

If I had to hire it done, i would get a specialty contractor.

I could be looking for another investment right now, but am not because I have work left to be done that I cannot hire out.
