I also took the time to interact with them and ask if their pricing would be any different if I was building for cash and did not have to wait for disbursements from a lender on a construction loan.

In residential there are 100 new agents every day in every town and there are Broker Open Houses and Open Houses to meet people and interact and there is plenty of business to go around.

For every person you see posting a thread with a question that doesn't meet your expectations or that you think is repetitive, there are probably a dozen other people who visited the site, used the search function, found the answer to their question, and never posted a thread.Forums are a never ending stream of interaction between like-minded people.

Again, the BiggerPockets store has some books for this or you can learn by watching podcasts, reading blogs, and interacting on the forum.

There is a lot of competition but I find if you treat everyone you interact with in each transaction as a human and you are friendly/polite with them , and not treat them as $$$ , it helps.

But it would be a dope project to build some machine learning model tuned to exactly what I want, like interactions between price and crime and population movement and income shifts and their impact on cash flow, not just property value.

I interacted with a fair amount of diplomats from different countries.   

Even facebook might have some good local groups for you where you can interact virtually.
