As I'm writing this, I'm thinking about the deals I'm working on now, and I'm using at least 10 different ways, or combination of ways, to accomplish this.The first part of your answer, and the most important part of it, is you have to learn how money works, before you can understand how to apply that knowledge into "no money down" deals.

I thought it was more personal to hand write the address and send it in an envelope.Well, I mailed my 40 letters and was working on my next batch of 40 letters and.......I realized I left the last digit of my phone number off of all the letters I just mailed.

Make sure they understand the unit must be maintained and all your concerns addressed from this point forward.Also, require them to report all maintenance needs in writing to you within 24 hours from which they are aware of the problem.
