-Apply firewall separation to the attic pull down ladder (metal sheathing or fire resistant drywall).- Replace flexible type dryer vent with smooth metal type (supposedly the flexible one is a fire hazard?).

Maybe if you bought expensive laminate it would be more resistant to water but the vinyl is immune to minor water from my experience.I buy mine at Surplace Wharehouse.

First is to have realistic expectations-find out what is standard in your area for timelines and pricing (each season is different for different contractors) Interior contractors (flooring, drywall, paint, cabinets, etc are quite busy from June-Aug and October-January in our area as weather forces projects to move inside and after the spring build rush).

People are lazy, granted you are in Florida, so the weather is nicer, but in general, people don't often take dogs for walks, or exercise them, so the dogs don't have an energy outlet, which IMO translates to chewing and destroying your house.
