I have a no pet policy in all of my homes except for one that has ceramic tile throughout and wood paneling for walls..

This way you can just deny them on those grounds before you run their background and essentially waste their money.

Can't comment on the Houston market, but we use property managers both in NYC and Raleigh - NYC as we're not there full time and Raleigh because the demands of my full-time job are too much for me to waste time self-managing.In both areas, I've gone through a process of interviewing several property management firms which has been a combination of me getting a "gut feeling" for how they work and getting specific questions answered. 

and patch on the ceiling (HVAC Re-route)- Master Bathroom( plumbing - shower stall not properly installed and leak going down to crawl space, cabinet not secured to the wall, GFCI not grounded, faucet aerator leaking)- Kitchen (damaged vinyl, exhaust not working, very dated kitchen but I think I can salvaged the cabinets and just replace the tile countertops)- Ceiling fans are not operable and missing HVAC registers.- Garage (moisture stains, wall damaged, laundry hose bib leaking), partially converted to a room.

Some I felt were a waste of my time.

Wasting time and money with these loan scams can result in a real estate investor losing a property.

Don't waste time and money or become paralyzed by it.

I have picked up a few old signs that were no longer standing, I'll actually spray paint over the current writing and hand write on top of that, paint costs less than a sign and it's less wasteful.  

Nor do I care to waste energy trying to figure it out. 

Not sure if there are any settling, or foundation issues - we didn't see any cracks on the walls or flooring.3.
