Don't discount loopnet either...should be some OMs on there as well and you can even contact those brokers and owners for additional information.This takes a little while but soon you will be able to talk the talk and that will get you way ahead of the other tire kickers that waste these brokers' time day in and day out.  

The options then are sue for specific performance, which would be a waste of time and money for a seller because if the contract purchaser has no money to close, a specific performance judgment is worthless.

Maybe trying to get the phone number and email is a waste of my time and mailing is the only way to go, but that is what I have been attempting lately.

if the place is rented out and appears to be cash flowing why would you waste time and money renovating.
