When I finally get the lights, water and gas turned on in a house that has been sitting vacant for a year or more, trust me, it's scary.

Gas leaks, earthquakes and natural disasters that disrupt water lines and services, overflow toilets, shut-offs that are corroded and don't work.

Paying for electricity and gas can add up, so it would be great if you could pass that responsibility on to the tenants so everyone pays their fair share.  

I'd consider putting cash into an alternative investment (syndication) or a gas and mineral rights royalty fund for cash flow.My firm specializes in these types of funds and helping clients invest in them.

Well don't you know it had a gas leak about a month ago. 

Unfortunately in our area we don't have natural gas and oil tanks are the standard.
